Having a huge problem with the WF negotiator on an FHA backed loan. I contacted HUD for help. They contacted the negotiator but he is not willing to re-open the file. He is claiming the property is abandoned and the utilities are turned off. This is his reason for closing the file.
Not true. The property is vacant because the borrower lost her job and found a job out of state. I personally met the appraiser there and know for a fact that the utilities are on and I believe the appraisal actually came in below the offer.
Has anyone had success appealing to any Wells executives and how would you word the message? Any help will be appreciated.

Hello Tom, i have a deal where is a FHA Short Sale with Wells Fargo, i already know the negotiator's name but is been over a month i submmited the paperwork and i have not receive any call from him, do you know any other name in that department where i can contact to?

If you have been 'pleasantly persistent' (calling/emailing 2-3 times per week) with no response then I would refer you to the answer above from Brigitte. Below the negotiator's name is the name and contact info for their supervisor. Escalate to that person.
Another thing you can do is contact the HUD call center 877.622.8525 and file a complaint as they are not complying with HUD guidelines for their timeline. The call center fax number for the ATR is 877.622.8528 or 918.935.2994.

Wells Fargo FHA Preapproved Short Sales have been the toughest to get closed from my experience. Three contracts did not close because the Wells Fargo Loan Adjustor assigned to the file would not get us an approval within the madated FHA guidelines. And the contracts were within the acceptable net already approved yet could not get the file moving. Calling and reporting the violation to HUD did not help. The same person - [email protected] - was the supervisor on all three files. She was no help either. It almost feels like they have a personal vendetta against the homeowners and want them to end up in a foreclosure. All of my contracts had closing dates 90 days out and I still could not get an approval from Wells Fargo - on a preapproved fha short sale - before our closing deadline.
