Yes, it is a numbers game, they give you a list of 100 names of homeowners. You mail out one letter to each, four weeks per campaign to get them to contact you regarding a short sale, or explanation of the other options when one is losing their home. After three months, about $142 per month for each "Campaign List", I received four calls, made one appointment and no actual business. 1,200 letters, stuffing, postage and all, seemed rather dismal. Then I cancelled before the next list arrived, they agreed but charged me the $142, after agreeing to "Cancel" my account. In my personal opinion, don't waste your time, this is not what I expected nor the results indicative of the hype on their website and webinars.
If you do get a client, they receive 1% of the listing commission, supposedly paid for by the buyer, or you if the buyer refuses. They said they will do the Short Sale negotiating, but that is what we do ourselves for all of our own short sale listings.
Really think this one through, not a program that seems worthy of ones time and energy.
I know this is an outdated question but I want to put this out there in case someone else has the question: Don't do business with Real Prompt Real Estate or Jeremy Bowman. We just cancelled after a couple of weeks of using their bogus service. We were given 99 leads. None of them were past due, all of the properties had equity, with the exception of one which had gone to auction. Here is what 'The Rip Off Report had to say: The leads they sell can be purchased from the credit bureaus for .17 cents a piece. They sold packages to realtors for 595.00 and a MAJORITY of the realtors were unhappy due to the LOW CONVERSION RATES. The Co-Founder of BGS3 is Jeremy Bowman the same person who is running the same system for Program 3648, Tru-Docs and Real Prompt Real Estate. They were making between 50K and 100K a month from the upfront money and if they closed 10 - 20 deals a month. Think about it they had that over 100 Realtors and they only closed 10 - 20 deals a month, to me that is a crappy track record. They made realtors sign contracts and they held them liable for every penny of the contract. Jeremy was a former Bishop of the Church of Ladder Day Saints who was relieved of his duties amongst allegations that there was embezzlement of funds from the company, his own brother stated he was suing him for money that he took from the company. The other co-founder Kenn Lewis or now Kenn Sullivan (he keeps changing his last name). He left the company and moved to Texas. Woods Davis did whatever Jeremy told him to do. It is amazing that they are still in business after all of their questionable business practices and forcing their religion on their employees. DO NOT SIGN A CONTRACT WITH THESE PEOPLE!!! Their exclusive leads can be purchased by anyone!!!! And Then THey Said This: This company sells bogus leads and guarantees short sale listings. They lead you to beleive that you have some measure of control over the type of lead that you will receive and asks you to select areas. Only for them to send you leads from areas that are very far from your target requested area. They force you to provide them with unreasonable notice to cancel. They never provide the leads on time. They are of no help with any of your questions. They mislead you and do not disclose upfront that you have to mail the letters to the leads on your own at your own expense which costs hundreds of dollars. They even sent me leads that were all 100% non English speaking people. They are a bad unprofessional and dishonest company
Thanks for your response Ernest & Debra. Unfortunately I did join the program and only received half the promised leads and was double billed for both months and had to go through the hassle of getting the error corrected both times. I cancelled the program after 2 months as many of the leads were less than 2 weeks from auction when the people called me in response to mailings ad there wasn't much I could do to help them. So these were not 90-120 days-late leads as originally anticipated. Also, the SS app they promised is non-existent and this was part of their service. I will however be billed another cycle as I did not cancel within 2 weeks of the next billing cycle. Disappointing service overall.

Sorry to hear you are still paying for this. We contacted our bank, had all charges reversed provisionally and are now in the process of filing a dispute. The bank will determine the legitimacy of the dispute but we believe we have enough documentation to support it. At least we can warn other Realtors.
