I had a listing referral from Cartus Asset Recovery for a SunTrust "short sale" that isn't short. I have an offer that will satisfy first and negotiated second mortgages.
The seller is an estate.
When Cartus was in charge, I was told that if we only needed an offer to pay off principal, not missed payments and fees.
Last week called SunTrust to confirm payoff and they said Cartus does not have acct any more and that i should call F/c Atty, who asked for another $15,000 in back fees
When I said not enough $ in offer for that, he sent me back to SunTrust SS dept
but no one will call me back.
I called Cartus, they are trying to grab onto the last bit of SunTrust biz and negotiate this (which means I lose more than half my commission) but I don't know if they can close or accept the offer or if I should focus back on SunTrust.
Anyone caught in the middle of this Cartus/SunTrust divorce?
Should I escalate out of the "home preservation" dept and if so, to whom?
Any help - suggestions who to contact or how to proceed - is appreciated.
