Does anyone out there have an e-mail address or direct line/extension for someone in a higher position than the "negotiator" I'm currently dealing with? Here's a brief description of what's going on:
I have sent the appraisal to the "negotiator" who seemingly could not care less what comes of this and is evidently not looking out for his employer's bottom line. In my opinion, the work would take but a few to complete and would probably cost less than $2,000. Should Capital One not be willing to do anything about the property condition, they would easily be reducing their bottom line by a lot more than just $2,000 since this would now be somewhat of a stigmatized property open to ONLY cash buyers and people putting down 20% or more (who are, of course, all looking to pick up the "deal of a lifetime" at a steep discount).
If anyone out there has had prior experience with a situation like this or knows of a another channel I might be able to explore within Capital One, I would greatly appreciate the help!

Hey did you ever get the contact info to escalate? I am having a horrible time getting our negotiator to just acknowledge me, he ignores my emails, my phone calls his name is Craig Hawthorne. In the middle of December he asked for an inspection report which I within 1 day provided. He has not even given me the curtesy of repsonding when I ask him to confirm that he recieved. He wont return calls or even take my calls. I have to get the person answering the phone go walk to his desk and ask questions and his response is to tell me to email him and he will respond. THis is completely not fair to the homeowner who will eventually get forclosed on even though we have a ready willing and able buyer.
Any advice you can give would be excellent.
