Hi - We're first time buyers looking to buy a house for the past 5 yrs, on and off of course, and just found a house that we really love! Our agent found out that it was a SS and explained the process and the wait that comes with that... So we decided that it would be worth the wait and submitted an offer. They were 2 other offers a little lower than ours, which is exactly the asking price. What happened is that our agent contacted the listing agent who told her that the offer must be at least at asking because he wouldn't even consider it or submit it to the bank (would be a waste of time) because it's priced really well. Long story short, seller accepted our offer and signed contract next day and submitted to BOA the following day, 10/31.

- 11/03: Seller's agent requested our first 5 SSN, Ph#, Address, and DOB and we provided that info. We haven't heard any update since then.

- 11/04: Received Preliminary Report - It states that there are 2 loans, one is HELOC, but our agent said both loans are with BOA, however, we don't know who the investor is... Also, seller has defaulted on the loan and total loans now are more than what the house is worth.

- 11/11: Received Termite Report (our agent said that seller's agent requested it for his own knowledge! -- Is this normal? Or does the bank ask for it?)

- 11/12: We drove by the house and found a notice from BAC Field Services Corp. on the window that reads: "ATTENTION - Entry by unauthorized persons is strictly prohibited. This property is managed by BAC Field Services corporation. To report problems or concerns please call (xxx). BAC does not own the property and should not be contacted regarding sale or rental inquiries."

Our agent talked to listing agent who said that the bank thought the property was vacant and will correct this and ask them to remove it because the house is not vacant. Does anyone know what this might be?

As of today, we haven't heard any update and we don't know where this SS is in the process in Equator... Do you think it's still too soon to hear an update at least? That's what our agent is saying...

How is everything going?! Still closing in a couple of days?! 

Everything is going very well, thanks for checking :)

We did final walk-through and the loan funded today! We're supposed to close today, but haven't gotten a confirmation from escrow yet. However, agent said we'll get the key tomorrow!

So, for those who are interested to know the duration; it took 62 days total from the day we submitted the offer to the day we get the key. 

Congrats!!! :) 

My lender said they are going to try to close before the end of the month...if that happens our duration will be about 3 1/2 months.
