Inexperienced Short Sale List Agent killed my deal..

I always check out the List Agent before I take a buyer to a Short Sale Listing.  Why?  Because an inexperienced List Agent can KILL the deal!

Short Sale APPROVED; La Quinta, California

B of A Negotiator listened! What???

Have a great property listed short with one loan with B of A..primary residence, Seller not trying for HAFA..slam dunk!  But..the darned BPO came in $130,000 over market!  It hasn't happened to me often with B of A short sales, usually that's reserved for Chase who I suspect may specifically try to hire Agents that submit high BPO's ???

HAFA short sale CLOSED in 96 days total.

2011 has turned out to be a good year for my HAFA short sales. They seemed to move along quicker, so maybe that idea of "stream lining the HAFA process" has actually hit the Lenders.

Palm Springs Valley Home Sales just keep on keepin on!

Today's Desert Sun newspaper reports again that our resort valley is continuing to see home Sales numbers increase over last year.  We have amazing winter weather, tons of things to do, and the most gorgeous views.  Plus..only 2 hours from Big Bear to ski, about the same to the beaches, and about another 1/2 hours to Los Angeles!  What could be better???Palm Springs Valley home sales rise again!

Another HAFA short sale approved; Indian Creek Villas, South Palm Desert

Tenants are here and trying not to move...hmmmm..

I understand why a Short Sale Tenant would be mad about the Sale of the home they are leasing is going down.  But..these tenants were advised the entire way through-by phone and certified letters.  I've met them in person to advise as to COE..have even offered to help find them another Rental.

TWO approvals just came in..now on to CLOSING!

Interesting that they were last minute listings here in the Palm Springs, CA area.  One in North La Quinta and the other in West Indio..both had Sale Dates set of approx. 21 days out.  Both Sellers had been denied Loan Mods and were at wits end and OVER the banks!
