As an REO expert, I understand all aspects of REO tasks from the Pre-Listing phases of occupancy verification (California eviction laws), cash-for-keys, trash outs and maintaining utilities/HOA monthly dues ~ to the Listing phases of marketing, negotiations, submittal of offers/reimbursements and closely monitoring of transaction timelines to get removed contingencies, loan approvals, etc. I have a team (The Maxim Group) that is skilled, knowledgeable and capable of fulfilling the needs of asset managers and servicers to list and sell bank owend properties quickly and for the highest market value (average DOM is 25 days).
As a Short Sale expert, I understand the importance of providing sellers with accurate information about the status of their pre-foreclosed home, offering up-to-date consumer options to assist the borrower in making well-informed decisions. I understand the importance of consistent communication with the borrower’s lender(s) ensuring that all required documents have been submitted and received for the negotiator’s review/approval. Finally, I consistently communicate with the perspective buyer(s)/selling agents, providing them with ample information so as NOT to lose their interest during the short sale process. Short Sales require patience and top negotiating skills, not only with the banks, but with prospective buyers to get the deal successfully accepted and closed!
As a member of the California Association of Realtors and the The Inland Gateway Association of Realtors, I am able to maintain up-to-date information about the current market in California and partake in continuing educational courses that keep me informed about market trends, real estate policies and practices and required disclosures and/or legal forms.
