Anyone have any good contacts or ideas for getting a PNC 2nd approved at a number that the first position lien holder will agree to?

I have been working in the real estate business for the past 15 years. Have been specializing in working with Distressed Homeowners as a primary business for the past 6 1/2 years by assisting them in conecting with a good organization to assist in loan modification or doing a short sale.
