Submitted a short sale offer to Wells Fargo to purchase a house on June 9th.  Things seemed to be going quickly.  Bank had appraisal done instead of BPO and on July 8th negotiator contacted us asking for 30,000 more in order to meet investor guidelines.  We agreed despite the fact that the house has a failing septic system.  As of today we still have no answer from the bank.  What could be the hold up and what should we be doing in order to get an approval.

A couple of ways - I called the customer service line and asked for the supervisor's name and email address, then I looked on jigsaw.com and found some email addresses for VPs. I also looked on this site and found a name and email address for someone. I sent out a request for help and was contacted within a couple of hours. My file that had been stuck with a negotiator was approved in two days.
Oh okay, great, I did the same today, emailed supervisors if I could find email addresses and in our case, a VA compromise, I'm also contacting VA for help. Thanks for clarifying, I'm on the right path ;)
After my email to the supervisor, they assigned our file to a different loan adjuster at Wells Fargo... is that a good sign?

Thanks for your response, according to the negotiator it is with upper management. Can I still escalate the file?
Melissa is right on....keep pushing. I would STRONGLY suggest contacting the VA (which office will depend on where the property is located adn how many payments behind teh Seller is.

The VA takes short sale delays VERY seriously and they are extremely helpful in getting things done.
in my situation VA is not applicable. So who do I push with when I am being told that the file is with upper management for review? Does upper management usually come back with a counter offer, again?
when they say "with upper mgt." it means one of 2 things:

it IS actually with upper mgt -- this is a good thing
or
they wre playing a video game or on facebook when you called in and they wanted tog et you off the phone.

Depending on how quickly you want to get paid and help your Seller move onw ith his life....call daily. When they complain to you about it, tell them:

"My broker is REALLY bugging me about this"
and
"Buyer and Buyer's agent left me a LONG voice mail asking when we are closing"
and
"title company needs to have some idea on time frames sothey can order payoffs"

any of those will hel you keep the pressure......you could of course escalate if you get "it is with upper mgt" excuse for more than 10 days.......
Rebecca: I am assuming you are a buyer. There is not enough info here. If you are a buyer do you have a contract (signed by the Seller) If you are an agent, the same question applies. Is the Short Sale a VA loan? If so, yes, an appraiser does come out from Wells Fargo. You say "negotiator contacted us" Who is us?
Thanks for your responses and help. Brigitte you are correct I am the buyer and we do have a signed contract with the seller. It is not a VA loan. The negotiator contacted the listing agent who happens to be partners with our agent and she sent us the request for more money. The complete package has been with upper management for 12 days, what do I do at this point? We are cash buyers but getting tired of waiting. As far as I know the negotiator has not been responding to email from both the listing agent and seller who is as anxious as we are to have an answer.

Tell your agent to ask the negotiator what he/she means by "upper management". Your agent can still escalate the file (see Melissa's reply on this) they will say that they respond within 48- 72 hrs :-) ..tell your agent not to be swayed by that and press on "yes I still want to escalate". By the way, your agent should be on this website :-) suggest it.
