same old story...WE WERE LIED TO FOR 6 WEEKS ABOUT CASE STATUS!!!!

 

WIthout going into too many details.....we were told, beginning Aug. 12th, (and yes I DO have phone and e-mail records therefor), that our newly dated approval letter would be coming any time, to sit tight, that they were just waiting on the Investor (Wells Fargo for those playing along at home and YES they were copied on recent messages about my DISGUST with the process).

 

Mid-Septmeber (after numerous calls and "sit tight....you will have your new letter any day")....we were told updated documents were now needed....ok.....it happens.

 

Sent those in....

 

Last week, exactly 7 days before a newly scheduled foreclosure, we learned even MORE documents were needed....the last of which were e-mailed to our negotiator today...

 

Guess what:

DESPITE calls to the executive office and the President's office..... NO DICE ON STOPPING THE FORECLOSURE TOMORROW.....worse yet....the numbers are good (I know b/c we literally only needed a new date on the approval letter to close, and, the Buyer is putting down $500,000 CASH CASH CASH on this home....still no dice......

 

Anyway, just thought this would be an ok place to vent....I know the rest of you are in the trenches with me and could appreciate another "happy ending" to a short sale......

 

For the record, the foreclosure IS set for 1PM tomorrow.....calls to the Attorney Gernal for Virginia, and, various persons will be "hearing" from me up until the auction.....as I always say.....

 

NEVER EVER GIVE UP ON YOUR CLIENT OR YOUR SHORT SALE!!!!!

I have closed one with them, only took about 90 days & received a full release, but my latest vacant land short sale has been in the works since March with very little response. See my post today & let me know what you think.
First time I have EVER had an issue with them....I think it is b/c the deal was with Wells Fargo as the Investor.....as noted previsouly, I USED to lveo working with them, have some great contacts in the VP office and executive offices, HOWEVER< they would not budge on this one, cost me $10k+++ and FOCED a client into foreclosure....tragic.....
Ben I feel your pain - I'm working with ST and they are driving me and the sellers nuts with the lack of response. Like yours mine is smoking hot deal anybody with a sane mind would jump on in a heartbeat. Just plain stupidity. It's a such a no brainer offer with ST loosing the least amount I've ever had on a short sale (maybe 12K) instead of 30 to 400K or so. Crazy stuff.

SunTrust is one of my least favorite Servicers to deal with.
In my experience, they have designed their process on the principle of: "Seek to find a reason to do nothing"
Submitted on 8/17, no material progress as of 10/12.
I called ST arguing about a short sale with an approved price that had been released from bankruptcy and they would not listen to me. They are looking for ways to not make things happen. Finally got their attorney on the phone and we may be moving forward. This short sale offer has been there since August waiting for a review and they closed the file a couple of times requesting it to all be resubmitted again. Just keep calling until you get someone who will listen to reason
