I am currently working a file where ST is the Jr. Lien. I already have a Short Sale Approval Letter from the 1st Lien (Aurora Loan Servicing). So far, ST has had me to refax their short sale packet to them 3 times. They keep claiming that they didn't get it. Or they tell me that they are 2 weeks back logged. In the meantime my short sale approval letter is getting closer to expiring. I do not want to ask for an extension because of ST. My advice is to get all docs requested to ST early on.

I agree with Daniel. ST in second position has been a complete mess. I too faxed in the documents multiple times. I suggest faxing it, waiting 24 hours, calling to verify it was received, if not, do it again. Over and over. Start sending the fax confirmation with the faxes as part of the package. Find out if a negotiator is assigned to the file, once there is one, and email it to them directly with the fax confirmation. The problem is in 'imaging', as they call it - the people who take the faxes and upload into their systems typically are not involved with the file. My file was re-assigned THREE times, had to re-fax EVERY time. Completely absurd. Seller is THIRTY-FOUR MONTHS behind and first is tired of granting extensions on Suntrust's account. If they give you a bunch of nonsense about 401ks, etc, don't believe them. If first is not getting cash contribution, they won't allow second to. Scrub this site for superviosr contacts and start cc'ing them on everything AND always use a read receipt. It appears the only way to get an approval is to nag everyone enough they send it to you to go away!
