I just had an Indymac short sale close on Wednesday. Approval took 48 days.

Lender: IndyMac

Lender outsourced negotiations to ServiceLink. Once they got the file it took about 3 days to approve and get closing docs. ServiceLink was paid $1,250.00

Sale Price: $125,000

Allowed 3% buyer concessions (excluding: Third party short sale negotiation fees [ServiceLink], Third party short sale processing fees, escrow paid, pest inspections and home warranty)

USDA Loan 100% Financing

Short Sale Package Sent: September 17th

Short Sale Approved: November 5th

Approval Time: 48 Days

Prommissory Note: None

Cash Contribution: None

I have been working with Indymac One west and its a nightmare..How much did they forgive on the one you just put through?
They forgave over $100,000. The process moved very slowly until it was transferred over to ServiceLink. Once ServiceLink got their hands on the short sale packaged it was approved within 3 days.
Tell me more about ServiceLink, please. It is a closing company or a short sale negotiation company that you hire to do your negotiations?
I have one with Indymac where the homeowner tried loan mod first and failed. They told them to do a short sale. We listed, got an offer and submitted in Dec. They have done the evaluation, and approved a postponement to March. Said they needed to review the evaluation and would let me know after that should take about 3-4 weeks.

Also, I asked them to please contact me instead of sending letters to the borrowers to avoid delay - said they would. So far, good. I'll keep praying it close prior to March.
