I have a short sale - GT is the 2nd lien and the balance on the loan is 63K - IndyMac is the 1st lien... I just got off the phone with the negotiator- and he stated they will need 6500k for lien release or 23K for full release.. what???

THAT got something done. Was told that if we could get them 5% of purchase price they would give full release. Was a $24,000 note and we got $8K accepted but now not giving full release...just called the Operations Manager and he told me they only oversee the 1sts. Was a super nice guy though. Will follow up on what the outcome is- I am going to have my team counter and request a full lien release.
Where is the property located? Who has the first lien? Keep pushing back on these guys, they will give in.

BEST MOVE -- find out who the Investor is on the note and contact them about any non-sense you are dealing with.

They always ALWAYS do this, ask for an outrageous amount. don't be discouraged. Submit a HUD to the first asking for approval with this amount and press on!
