Does anyone have a client or two that had the locks changed on their short sale while they were still occupying the home? I am trying to compile a list of names to add to a class action suit. Typically, Safeguard hires a local company to change the locks and these people are not licensed or insured. They wind up stealing whatever they can find. On small amounts, under $2000.00, Safeguard has reimbursed the seller almost immediately. However, I now have a case where the value of stolen goods is over $60,000 and Safeguard won't even respond (6 months) to a subpoena from the police (who are asking for the names of the people who entered the home).

These people do this on a regular basis around here. I tell my clients "You have permission to shoot on sight" legally thanks to stand your ground..
I also find putting up a sign on/next to the door saying "THIS IS AN OCCUPIED HOME! IT IS A FELONY TO ENTER WITHOUT EXPLICIT CONSENT OF OWNER OR DECREE FROM A JUDGE! YOU WILL FACE CRIMINAL CHARGES AND MAY BE KILLED IF YOU CONTINUE!".
