I just had my client send me a message that chase called her (on a Sunday?) to say that they wont approve the short sale because she is 2 months behind,

 

Has anyone heard of this before?  My guess is their just trying to scare her to get her to make a payments.

 

Help.

That sounds exactly right......The collections continues no matter what is going on with short sale.
A client I had several months ago kept getting wierd calls.
Because she is two months behind???? That is just the collection dept trying to scare her into making payments. We hear that from our clients all the time. Of course, she can do a short sale. If she was current most likely the short sale would get turned down because she was NOT behind!!!!!!!
COMPLETE bull_____ or horse _______ (choose your farm animal).

Next time the MORON that told her that calls, have her say this:

"Really, I can not short sale b/c I am 2 months behind.....can you put that in writing so I can tell my real estate agent?"

Watch how the dummies back peddle.....

Even better, tell the negotiator:

"Is it ok if I record you saying that. I am going to check the deed to my property, find out who the investor is on my note, and, send them a copy of the recording...... (if you Do this, PLEASE let me know, would LOVE LOVE LOVE to hear their reaction)

I can NOT emphasize this enough, SAY NO....call them out on ANYTHING that does not make sense.
We have worked on almost 500 short sales and only had ONE lender that flat out would not do a short sale....it was for some foreign embassy and the Seller was the ambassador to the Country of BenitaLand (I had never heard of it).

Anyway, I would bet the farm the investor for whom Chase is Servicing WILL short sale all day.
