How do I get investor information? At what point in a short sale do you get this information?

I have closed many short sales and never had investor contact, but I see many suggestions that getting the investor information will be beneficial.

I have a BofA short sale nightmare currently and we have been waiting for investor approval or denial for about a month now. I receive the same message in Equator everyday at 2:30 am, it says- Please be assured your file is still in review with the investor....

I have asked the negotiator if we are stuck in some kind of loop, and he said no.

Should I be concerned? Is there any step I can take at this point to push things along? We have been working on this short sale since July 2012 ...all parties are loosing patience and confidence.

Hi Annette,

Do you have access to the original mortgage or deed of trust?  If so, you may be able to figure out the Investor from information on that document in a couple of situations.

First, if it is FHA you will find the FHA Case No. on that original document.

Second, if the document has a MIN (or a MERS Identification Number), you may be able to use that to determine the investor.  You will need the borrower's Last Name and SSN.  The MIN will be 18 digits.  If you find a MIN, go to the https://www.mers-servicerid.org, type in the characters displayed to get access to the site, then click the "Search by MIN" button.  Enter your 18 digit MIN where indicated and click search.  If your MIN is valid, you should get a page that discloses the Servicer Name and Phone and Note Date.  With the borrower's permission, you may click where it says "click here to enter additional information and display the Investor name."  Click the button for "Investor for Individual Borrower" on the next screen, then enter the Last Name and SSN of the borrower.  You must click the button below the SSN fields to acknowledge that you are authorized on the loan in question.  Click Submit and voila.  The Investor, if available, should be listed below the Servicer's name. 

Sometimes the Investor name is unavailable.  Other times it's not of much use.  But hopefully this will help steer you and your short sale in the right direction.

This one is a conventionial- but I am going to talk to the homeowner and see if I can find that MIN or MER number.
