I am having the most difficult time getting the negotiator to work on this file.  Understandably their workload is huge, but the negotiator does not communicate nor provide any instructions.  As an example, I received an email after going up the chain of command from her citing that HOA balances need to deleted.  Since the buyers are unable to absorb these fees (close to $1000); I asked if there are other ways to handle these.  I offered a few suggestions. 

There has been no response.  Leaving her a VM does no good.  Sent her and her manager emails.  L/M for her manager.  I'm at my wits end with this one.  I've not had BofA communicate so poorly before.  When I go through Loss Mit C/S, they show that she responded to me.  But as noted above the response is limited or non informative.

What if anything can I do to escalate to a live person who has authority.  Again, normally, BofA is very responsive and I do understand the degree of work that they put in respectfully.  This is not normal for any of the transactions I've ever worked on with BofA.

I think you have my negotiator!  Although I have to say her supervisor does pick up his phone.  You could try the twitter team, or contact FHA and they will email the negotiator on your behalf.  But you will have to remove the HOA dues, they cannot be on the seller side of the HUD.  There is no excuse for that lack of communication.  Anyone can find 3 seconds to give you info they already know the answer to.

Thank you do much Lisa! Yes if I could post the name I would. If the buyer does not accept those fees, do you know if they still need to removed if the agents are contributing? Can't the seller use the $1000 incentive to pay for these?

The supervisor is no help either. Never returned a call. There has to an escalation team in place for these folks.

Yes, the seller can use their incentive for the HOA dues or agents can contribute.  However, I think it stinks to ask the broker of the purchase and sale contract to kick in money.  If the seller has the funds from an incentive, then they absolutely should be using that money towards their other debt of back dues.

Having HAFA at BOA means you are dealing with 1 of several subcompanies which work for BOA and they are all different.  BOA has planned to phase them out and I believe continues to plan to.  I just call AMS for the first time in a while and found no one answers the phone - just leave vmail if you don't know who you need to talk to - so I'm thinking BOA is starting to cut these guys out.

I went through this before when LRC was thrown out (then they came back..??) where I was being mislead by them - not a surprise.

On top of that, all decisions go through a hidden BOA committee, so these subcompanies are pretty much hamstrung.

You either need to dig into the particular sub or you need to do something like tweet to @bofa_help (I think).

Thanks Joe. Unfortunately, this is the FHA SS. I've had some great luck with HAFA. I usually have an offer and their current work with an offer seems to be much better. I've had so many that went south when they had their 3rd parties involved. They may be dual tracking internally for Hafa and traditional so word of advise make sure you are on top of them. I had one horrible experience and had a specialist hand hold my file through. Thank goodness!!

I have access to a very good escalator at BOA, and I keep bringing up FHA problems and she just says she knows nothing about them - sort of like they are in some other company with no management at BOA.  A couple of months ago they moved the FHA operations from AZ (I think) to FL. Things stopped at that point and getting any response to any of the FHA files that I have from either the negotiator or the manager is very unusual.  I did just get an approval last week that I should have had probably around mid Feb, so they aren't all dead - just zombie-like....
