In July my buyer made an offer on a BOFA listing, above listing price with two others who had dropped out before her.  As of February we still did not have an answer.

 

She loved this home and did not want to drop out even though I had advised her to move on.   In frustration I read all the posts here on Short Sale Superstars.   There were many emails and phone numbers to call, so I picked one. I then wrote a long letter about my clients plight and I had no idea to whom I was writing to.

 

I was the Buyers rep and had called the listing Realtor and their lawyer numerous times with the answer...well its BOFA and we have loads of them without answers!! They were very nice and explained to me that they called every other day without any results!!

 

In any event, within 24 hours, I had a phone call and an overnighted letter from BOFA. They could not talk to me about it, due to confidentiality, as I was not representing their client, but if I had the lawyer call and speak to them, they would see what they could do. 

 

 A new (senior) negotiatior was put on the file and within less than a week an acceptance, a higher commission and a closing date!!! 

 

We closed on Tuesday.  I am writing this because while everyone has been bashing BOFA, including myself, it does appear that there are some at BOFA who are trying to facillitate these short sales, so keep on researching and make sure you have all your facts and paperwork before you.

Try calling Natalia Guerrero at 818-713-2879. Tell her your story and that you desperately need to have the file assigned to the complaint resolution department. She called me a week after I fired off an e-mail to Brian Moynihan ([email protected]) and had the file assigned to complaint resolution. It is real, and they are infinitely more competent than the negotiators. Just make sure you're not crying wolf (like the guy she told me about who was calling to have his file escalated after three weeks....three weeks? That's an hour in BofA time.)
