I wont name names because some (cough, BAC) wouldn't think that an agent liking a negotiator= good biz on the BAC end. But, I have to say I am amazingly impressed by a current negotiator I have... She ordered my Appraisal within the week I initiated and we went to inverstor approval within 30 days... Of coarse it helps I supply all needed docs up front (seller info, addendum's, buyers ack., 4506T, etc). But I have others that don't even respond to me for 30 days or trap me in HAFA hell on an income prop (WHY?) She actually calls me with a heads up that she is sending me a counter offer (GASP) and GET THIS answers her phone! I love it... now if she wasn't east coast so that I wouldn't lose a few work hours it would be PERFECT!

 We (I mean I) complain all the time so I had to at least put some good juju out there as well! Happy selling:).
