I had a really bad experience with a particular negotiator from AHMI. This guy accused me of lying. Saying he had people driving by my listing and that he was told I was renting the property when in fact the home was vacant.! This guy is in California...!!!! and had  "private investigators" in Florida...!!?!!!  I was also told by him that he wouldn't bother with me and my multiple offers, when I had only sent him one offer  after the 1st offer cancelled.  He screamed at me, wouldn't let me speak, reduced our commission, and seller's concessions. He counted weekends and holidays in the 26 days he gave me to close this transaction...! AND, to ask for an extension was the worst thing in his eyes and made sure his office heard our conversation...! He contacted my seller to let her know she HAD to close or he would ask the investor to go after her for the full amount...!   This guy was a nightmare....BUT WE CLOSED....!!!!  And my seller was happy....THAT MADE IT ALL WORTH IT...! I love my job. : )

Wilsie, care to tell who this was? We'd all like to know if we're dealing with this person. Also, how bad was the commission cut?
Thanks for sharing, this kind of information is exactly what makes short sale superstars so great.

Wilsie - Congratulations!! Every short sale closing is a victory and should be celebrated!!!

Help lots of people and have a great day!

I had a bad experience with an AHMI negotiator, too, Even the seller who was making follow up calls complained. I had previously hired someone to handle the negotiations, but she gave up and said there was nothing she could do because the AHMI negotiator was impossible to deal with. So I took over.

That AHMI person wouldn't return phone calls. Then she'd be off for days with no instructions on who is handling her accounts. Then she'd insist she didn't receive several documents that have been faxed and refaxed many times. Then she'd recount discussions much differently from what happened. She'd demand lowering commissions. Then she'd demand a big contribution from the seller.

Finally, both the seller and I called the main number, asked to speak to managers and supervisors, faxed letters asking to have someone else handle the account with our reasons for not wanting to deal with this particular negotiator. It took weeks to accomplish this, but we finally had someone else. The funny thing is, when all was said and done, we ended up selling for less (since property values dropped) and AHMI also got a lot less than what we originally submitted.

We think that negotiator was either inexperienced or not knowledgeable. But like Wilsie, we closed the short sale.

Persistence!

this is great...!!!  Persistence is the key. Congratulations...!

We had to do the same thing Pacita. We asked for a new negotiator several times because ours was doing nothing and not returning calls and we got nowhere so we just told them to close out the file. We resubmitted the whole thing and got the SAME NEGOTIATOR!!  So we made a real stink about it and got the file reassigned. The person who took over was not bad to work with at all. The whole thing also took us weeks, but we had no choice.

Benny Garcia. He took 1% off and with the commission left we had to cover other small closing expenses.
Thank goodness I'm not going crazy I have been dealing with the same negotiator and I finally had to get my broker involved. It is just a shame that we can't all work together and help each other. Short sales are trying enough I don't have time to play games with these people.

Congrats on sticking with it and getting it closed.  The negotiator probably gets a bonus for closing x amount which is why he wanted it done that fast.

what was this persons name?  AHMSI checks the blogs and if we OUT the jerk, maybe he will get reprimanded, remember, bank employees love to be noticed but not in a bad way.  I could tell you a good story about a jerk that got fired from IndyMac for some of the same nonsense!
