Closed an AHMSI short sale today

Sales Price: $115,000
Original Mortgage amount: $243,000

Net to AHMSI: $104321.00  This included a 1% short salefee to the buyer

6% commission

Forgot to say that the short sale was submitted on 9/8/09 and approved on 12/23/09. Sellerwas an investor and was current on the mortgage

This fee is FROM the buyer. Did you check the HUD?
I have been trying to get my file assigned to a negotiator since the beginning of March. I have submitted everything they asked for, most things more than once. Any suggestions?

Did AHMSI release the seller from balance of the loan or they are still on the hook?

Yes they will, I have yet to find a bank that would not allow concessions for buyer CC's just as long as the required net is met.

It took me 3 months before I heard from the negotiator. Now 2 more months later we are about to receive our Approval Letter. Does anyone know what restrictions are placed on their letters? Since this is a rehab flip, I am concerned about any 90 Day Holds, etc.

was there a particular for the buyer had to sign agreeing to the 1% to AHMSI? If so, could you post it? I'm working with an AHMSI first mortgage now and I'd just as soon get it from the buyer up front, that way there's no surprises and less likelyhood of the buyer backing out.
Jim, it was part of the approval letter.
