I am working one right now.  They aren't forgiving any of the deficiency.  Borrower is Active Duty that has since transferred to the West Coast as well as divorced.  Ex-Wife is still living in home.  They are requiring each party to sign a promissory note.  Ugh!

Hi Becky & Wendy,

Is Vystar the first on yours?  I have one with them as the 2nd to Wells Fargo.  I already have the approval from WF and Vystar is telling me it takes 45 days for an approval from them, but the approval is only good through the 26th of this month.  Yvonne Quiett is my negotiator and she has not answered my emails or phone calls for the last week.  I know if they ask for a promissory note the seller won't sign it. :-(
