I'm currently working with Aurora. The VA's appraiser performed an exterior appraisal with out measuring the property. He went off tax records.  He woffstage 200 sqft. Since he used tax records and local MLS to verify size. The negotiator has been waiting for the VA's appraisal dispute for over 2 weeks. My question is has anyone seen VA disputes resolved? If so what is the timeline?

Jessika, Did  you mean  to say he was "off by 200 square feet".  If you have evidence that his square footage was in error, such as the original builder's plan, or another appraisal, you have a strong case. I have not disputed a VA appraisal before, so don't know the time frame.  Let us know how it turns out, and good luck.
Im a Review Appraiser for the VA and there are channels to appeal an appraisal value. All appeal policies are local, so they're different from one regional office to the other. What you will need to do is provide most recent comparable sales.  Provide pending and listing if they further support a declining market.  Provide them in a grid format, similar to an appraisal or BPO, and apply adjustments if necessary.  What the appraiser performed is a drive-by and he is not required to measure the property.  He is making an assumption that the tax record information is reliable and credible.  Be politely persistent, that will get you much further in the process.  This can take as little as two weeks, up to 60 days, depends on the volume of appraisals in that regional market.  Beware - Aug and Sept signals the end of the fiscal year, so its a nigtmare during that time of the year.  Good luck.
