I have a BOA short sale (Fannie Mae investor) that REDC is servicing. After a couple offers that fell apart REDC gave me and approved list price of $107,200. Mid Nov I received a full list price cash offer that I thought would go right through -- Wrong! The negotiator made me change the HUD at least 3 times. Even asking me to remove a credit to them. I did everything he asked. Then before the holidays he said he was working on a credit report on the sellers. This was taking a long time so I Tweeded and filed a complaint with Fannie Mae. In my daily email to the negotiator I told him that I filed a complaint with Fannie Mae. He later that day on Jan 9th emailed and said "I received approval last night I am going over the file to see what in missing" shortly after that he said he need a new proof of funds and a signed buyers acknowledgement. I got that back to him the following day. Then he said he was unable to get a credit report on the sellers because of a credit freeze. The sellers call all 3 Credit bureaus and was told there was no credit freeze or issues. I told REDC that again and that he should double check the numbers? He called last night (Jan 15th) and told me he had everything correct and that his report comes back with no credit score or history. The sellers called experian and they said again that there is nothing wrong and it has to be on there end because there has not been any inquires in over 2 months. We are now into are auto extention on the contract that will expire on the 25th. The buyers agent can't believe a full list cash offer is taking this long. I AGREE!!! I will ask but I do not think this buyer is going to sign an extension and will walk away. I don't know what else to do? What do you experts think? Are they stalling to try and get a Deed-in-leiu or let it go into foreclosure?

Honestly, this sounds about average for REDC. Patience is key here as it usually works out. I fully believe that there is no malintent here, they are just slow and dumb.

LOL thanks Justin...I have BOA_Help at Tweeter working on it. I told them I don't think REDC knows how to run a credit report!

Go back to FM and complain.  Usually when I do that they put pressure on the servicer.  This is ridiculous.  If he has the approval he can just send it.  OMG.

Hi Smitty, I did call FM and I'm waiting to get a call back, I want to find out if they have given any approval yet? Now I just noticed we are approching the 90 days on the current BPO. Now I bet they will have to order a new one and then the numbers will all change. So frustrating!!!
