I have been trying to work PNC bank with my short sale for almost 1 yr now.. It has been very frustrating dealing with them. I have now lost 2 buyers, qualified for HAFA, which they will not accept nor will they give a sale date on my mortgage. I have been unable to pay now for 6 months (Jan 2011) as I had to move to new state for job. I given them my financial hardship and now have qualified for BK, which I really do not want to do  as i really wanted to work out the short sale.

 

Any advise would be helpful in situation, as I have just learned that are going to foreclose on my instead of granting me a short sale.

Rick, where are you located?  Might I suggest that you go to the find an agent feature on this site and see if there is someone in your area or email me at [email protected] and maybe I can help to find someone
I can understand your frustration. You mentioned that "You lost 2 buyers" do you currently have a buyer with a contract pending now? Have you identified what the problem is and why they are not moving forward with your short sale request? I read your hardship and your frustration however let's look at maybe some of the details that's preventing you from moving forward.

I have been working with a great agency here in Vegas on short sales, as they are also frustrated and can not get answers from PNC. I lost my last buyer almost now a month ago, as they could not wait any longer. The house has been appraised by PNC and as mention it now almost a year in dealing with them on this.

 

PNC has been shady with some of their request, only verbal over the phone and nothing in writing when I request it. I have a 1st & second with PNC, 1st will not negotiate or give a sale date, or work with the 2nd. The 2nd did come back with almost have me payback full on loan with a $6k at closing, which they have my bank records and know I do not have this to agree upon, so they closed the case since I could not agree. They also will not accept the HAFA, which I have qualified have provided them with hardship and depleted what I had in saving based on the move and paying mortgage to the house I was not living, and rent in new State.

 

So no answers from PNC as to why, I am contacted by their collection department asking for resolution or provide me options, and at time they do not seem to know I have been trying to workout out a short sale with them.

Hey Rick. I know it's frustrating. They are difficult however you mentioned a couple of things that raised a red flag.

1. You mentioned that you have been trying this for a year now yet collections see no short sale request status in there system.

2. Your working with a great agency in Vegas.

3. You HAD a buyer.

In no way am I saying people are dropping the ball however I would recommend you call and ask for the rep to review all notations on the account to see how many times and what the agency has done. Also I would speak to whoever is marketing your property and see how they can get a market value offer asap so that you can resend your package and have it reviewed again.

How long ago did you have the buyer and the 2nd was requesting the contribution?

I hope you don't mind I'm just trying to think of different things and scenarios that may help.

Yes, in my opinion it more that I'm flag for collection, so the collection team at PNC, just gets a list to call and and they go through their spiel, some can look it up when I talked to them others say they dont see anything.

 

2. How long ago did you have the buyer and the 2nd was requesting the contribution?

1st buy was for 3 months with in a week of putting house up for sale, second was in agreement 4months which after agent was working with both 1st & 2nd, the 2nd came back with this verbal offer (which they said I had to call to agree to keep the case open) of $6k plus payback of remainder, and when I called and wanted it all explained the Negotiator was kind of rude, saying the realtor should of explained this to you what your agreeing upon. Which I then stated, I want to hear all the terms and details of what your asking me to agree to if your not providing me it in writing. The email from them to agent was pretty vague also and did not have full disclosure of what the terms would be to try and payback the difference.

 

Just seems the negotiator work at their own speed and where u are in the queue or list. The reality, as always been in constant contact with me and where they are with negotiator's, and whats going on. The frustrating thing is PNC not communicating or giving reasons why. It to the 2 months to just say we will not accept HAFA, based on their policies.& procedures.
