New email in Equator from our seller's agent with subject line that says "Generic Negotiator Email Inquiry" says this:

Thank you for your recent inquiry July 6, 2011 and for countering the offer. Please be advised that the file is currently in Valuations status. This stage of the process can take (1-3) weeks to complete. Thank you for your continued partnership with Bank of America.

 

What is Valuations status? Seller's agent has said it means it's finally with investor. Is that correct?

Our process started with our first offer Feb. 22. Had BPO done and came back at $1.1 mil. House has 5 liens on it with a second of $400K. Seller's agent has been working on liens since day 1 and thinks she has them down to about $9-$10K and second will take 5%. BOA countered at $1.1. We made an unofficial counter at $1.08. Then we were told by BOA if we countered at $1.06, investor would take it. So we officially countered at $1.06 and have sat since mid June at this stage. Last Monday, we heard that  seller's agent had gotten this email above. At this point, I'm not really believing what anyone is telling us and can't believe it might finally be with investor. We've been hanging on 5 months now. Oh and a few weeks ago, our agent got a phone call from BOA that the negotiator had to submit the whole thing to a higher level at the bank and that it wasn't with the investor yet and were we willing to hang in there a few more weeks for an approval. No response from that negotiator to any of our follow-up calls. Then we hear about this email.

 

So I ask you more experienced agents, what the email really means as seller's agent doesn't have many of these under her belt and we are desperate for information the closer we get to school almost starting again here. We need to be placed for school purposes!! Thanks for any help!

Carriers it is not with the investor yet. Based on the BPO, comps, prelim HUD that was sent in and analysis they have to determine what is a FMV for the home and also what the investor guidelines are before investor approval.
