I have done everything, and borrower has done everything on BOA/SS site too.  All of our tasks are complete and confirmed by BOA/Equator rep.   My conversations for the last 4 days with BOA/Equator say that there is one (1) task yet to be done by the Negotiator and it was due 2/5/10.  They are 5 days late.  The phone operator says she has emailed for the task to be done...yet it is still not done.  The display still shows "generic negotiator". 

Any suggestions as to how to get this done?   I have called every day, and am not making progress. Should I just keep trying all 3 numbers:  BOA short sale,  BOA equator, and Equator tech line??

FYI - BOA is 2nd lender, and we have written approval from 1st Lender yesterday.

Frustrating I'm sure. I have no short cut for you. Just keep calling. She if you can reach a supervisor to help sort it out. Do you know what the last task is?
I would suggest you call BOA and ask for the Equator trained rep. Get on the phone and ask them to review the file. Have the rep ask the team lead to assign the file. Call back three times a day until they get tired of you calling.
Also on the message screen highlight all the people who you can send messages to and write "Please assign this file Realtor and Borrower have completed their tasks". I was told the asset manager and team lead get copied on the email and reply. Good luck.
Couple of questions for you,

When did you initiate the short sale?
What does it show as a status for the file?

If the file is in the Document collection status then some document may be missing. If it is under valuations status than BPOs are being ordered and they may not have them back yet. You can ask the rep on the phone what exactly the task is that needs to be completed.

Also, make sure you keep track when the task are due on their end, once the task is past due you can ask for the issue to be escalated to the negotiator's supervisor. However, I am concerned that you are still under the Generic Neg. therefore you would not be able to escalate the issue to anyone.

I had a file that had a task that was past due 3 weeks, the task was for the negotiator to input the bpo values into the system. Then I spoke to a really knowledgeable rep and he escalated the issue and guess what? The next day the task was completed. He told me that an issue can not be escalated until the task is past due. So I keep notes on when the task are due and call the day after, if they are not complete, I ask the reps to escalate it, and they do it.
