I am working with a seller who inherited her deceased brother's property.  Before gathering the documents to submit to Ocwen for a short sale, does anyone know whether they are willing to work directly with the buyer?  Or do they require a 3rd party (realtor/negotiator)  to consider the short sale packet?  I would like to purchase this property directly, but am unsure whether they require that the property be listed.  I can obviously call Ocwen myself, but I wanted to see if anyone had any experience with regards to this.

Hi Beverly.

The first thing Ocwen requires to start a short sale is the listing agreement, so it will have to be listed.  As far as you being the buyer, I'm not sure that falls under the arms length category.  You should probably have someone in your office list it for you and be the negotiator (with your help) and they can even represent you as the buyer or you can represent yourself as the buyer, but you cannot get any $ back at close of escrow.  Someone at SSS feel free to correct me if I am wrong.
