Kevin, where is NAR in any of the short sales conversation???????

I received word from NAR that they have sent this information to their legal department.

As a buyer THANK YOU very much.

This must have gotten their attention, all of a sudden the counter offer I had sent in two weeks ago was found! And they said they would accept it if I met a certain bottom line price!  I had posted to Equator on Sunday, that the Seller did not want to participate after Ronald had suggested it.  This could be the end of this fiasco, just say your Seller does not want to participate!  Great Information Tony!

Karen, was this after your sellers signed the document or had they not signed the Auction.com/Nationstar document yet? Just curious..... Thanks!

I had sent in the signed documents and then just told them my Seller did not want to participate after all, so it must have worked!  I will let you know if they carry it through.

Thanks for sharing. I hope this works in our case as well....

karen,

please call prashant at this number...617-210-4640.  he would like to speak with you.  my email is [email protected] if you have any questions.  i

couldn't find your email to send this to you directly.

Good for all of you. Keep standing up to them and making your complaints

Karen, when you revised your HUD to meet their "bottom line" how long did NS say it would take to receive your written approval?

It's starting up again - just got this from Nationstar:

RE: Offer Validation
We are now using the auction as part of our short sales process via Auction.com. This is a new process recently implemented and will aid in assuring that Nationstar is fulfilling its fiduciary responsibility of mitigating the loss for our investors. As the listing agent you have nothing to lose, you will receive your full listing agent commission either way, and by ensuring the highest sale price, you are ensured the highest commission paid to you. Some of the benefits of using Auction.com are as followed: 1. Expedited short sale review. 2. Increased number of offers - which results in higher commission 3. Additional pricing model to validate fair market value. 4. Marketing through the internet, TV, print, signage, press release by auction.com 5. Increase in allowable commission by .5% for completing the required additional tasks: a. Sign on and register with Auction.com b. Provide them with 6-8 quality photographs of the property c. Update your MLS wording to reflect the verbiage that Auction.com provides d. Coordinate open houses/viewing for potential buyers e. Follow up on leads provided by the Auction.com website f. Direct potential buyers to bid on the property at auction If you have any questions regarding Auction.com and our participation please feel free to contact Nationstar at XXX-XXX-XXXX. We will be more than happy to discuss and go into further details. Thank You, Jzyxw Sabcdefg Short sale Auction Coordinator Nationstar Mortgage

I would love the number that was crossed out.  I still have two offers on the table and people calling and I don't know what to tell them.  I wrote in Equator my Seller did not want to participate and my negotiator replied and said they would work with the offer.  Now Auction.com has put it up for auction, Nationstar will not answer me.  Is this mandatory or not, Auction.com says it is, of course.  I would love to call Nationstar if you have that direct number, my person I escalate to is not returning my calls.
