Citi has been one of my favorite banks to deal with for the last couple years. They seem to be one of the few banks that "get it"!  For second mortgages they most likely will give you an approval for $3000-$6000 with a full release on the balance without even having to do a BPO! My last one I had with them they were owed $75,000 and I emailed them my short sale package. 2 weeks later they just faxed me the approval letter.

No question.  They are the best in my book.  I have had them give me approval on a SS in 4 days.

You get a negotiator upfront and they process quickly.  I wish Wells, BOA and suntrust would be as responsive.

Wow.. I wish I could agree with you about Citi.  I have a CitiMortgage 1st and CitiFinancial 2nd. We got a bad appraisal (which is still in dispute review with HUD) so I can't blame them that the first offer walked.  I was troubled, however, that they wanted me to deal with the local bank manager for the 2nd lien, and she and the homeowner had "had words" so she was ridiculous. (Our conversation went something like this:  "I want all of my money before you get any commission" and "I know he got a new job so I don't see why he can't keep paying me until the house sells!"  )  So CitiMortgage told me I no longer had to deal with the nincompoop and instead they would handle both liens.  However,when the new offer came in last month,  the negotiator told me she would have an approval within 5 to 7 days..  Instead I received an email that the file was transferred to someone else.  She was so new she didn't have voicemail set up, and when we finally spoke it was obvious she was clueless.  I involved my contact at HUD, I escaled to the CEO... and things were moving. Then they asked about the 2nd lien and I forwarded the negotiators offer to handle both--they said "We can't." So I called the local branch and left repeated voicemails. Then the office of the CEO took over. Nothing.  I kept asking if they were truly letting this woman kill this deal and they assured me they weren't dealing with her.  Well, after calling my contact at HUD he sent them a blistering email and they replied that they had messaged this woman 20 plus times with no response, and they wouldn't proceed without her approval.  I was furious! As I prepared to drive to the branch, I telephoned to find out the manager had been let go months ago!  Then I was told the file was transferred to North Carolina!  Six different telephone numbers later I am at a voicemail for the Legal Dept..  I left the third message today.  This is absurd, and the homeowner has contacted an attorney.  Thus, I can't say, at least on this one (or technically, these two)  Citi has gotten its act together to any degree.
