Hi, Is anyone using a really good SS software program? Looking for a program that tracks the sale with file information, document copies, reminders, contact database etc. Appreciate your input!

Hi ..We are looking for a really good SS management software program?
Ideally we would like it to have the capability to track the sale and a calendar timeline with reminders, have a running communication log, forms to access. file information and documents storage, analysis spreadsheet, contact database and maybe fax capability ...etc. Dreaming about that program that has all the buzzers and bells...maybe could cook dinner too!! ;-)

I have an offer accepted for a short sale (I'm represent buyer)....the sellers must move out of the state due to job transfer....my buyers are living in an RV...I am wondering out loud..what if the PROSPECTIVE buyers of this short sale sign as a Home Tender, without compensation OR paying rent? I was leary of their paying rent as I was concerned that the short sale 'armslength' could be compromised...perhaps this would work. The home would continue to be cared for..the sellers can move to the new job and my buyers would be out of the cramped RV lifestyle. I do think this is a strong short sale as the property is fairly priced and the BPO should come in as a valid value. Thoughts?
