I have a buyer for an ASC Short Sale property, my thoughts are the sellers agent is not fully familiar with how much work goes into these deals to get them done, at 75+ days, she says she has a negotitaor who verbally said "price of offer is fine" and that her folks were approved for HAFA...this is where I know 50 of my lag-time days have gone getting her folks approved for that...but what else must go on or does anyone have a number that I can call to just ask general questions(via Short Sale Dept?)...  

 

My buyers are still hanging in there but I have no control on this and I just think the other agent is too inexperienced to "expedite this in a pro-active manner"...HELP

Wells Fargo has gotten harder to do very slow.  I had one with HUD hosing and had to call them to get a reponse from Wells Fargo , and Yes HAFA just slow things down ,if the 2nd lender doesn't want to play them you have to start all over with a reg. short sale

I would ask the listing agent for more information and maybe have a discussion about short sale superstars and that information on how to speed things up can be found on this site. Approaching ASC about this deal can get you in a whole heap of trouble, since that could imply that you were trying to negotiate on behalf of the seller. Not that they would talk to you without an authorization letter, but just suppose they did release some information and put your name in as a authorized contact by mistake. Best to just try to coach the other agent with good questions and maybe some helpful hints.

 

Thanks Mike...I dont get into that file name even...I have had conversations with other processors/negotitaors at banks and just did it on a "Fact Finding Mission"...you would be surprised that it actually works...I say..."Say you have this situation, what is my time frame I am looking at...again, avoiding trouble by not ever mentioning a name...just a hypo. situation"...but still need correct #...Thanks
