I am the buyers agent in this Short Sale. My buyer was a back up offer when the 1st offer with drew. The bank had given a verbal on the price they would accept. So we submitted the price with a clean contract. The negotiations officer is in Florida, we are in AZ and the main office for AHMS is in Texas.

  Well after several attempts from the listing agent, to contact the person in charge of the file, she wrote back and basically let us all to believe that she was tired of it and closed the file!

  I have a great client and I wasn't about to drop this and let  her be disappointed so I got permission from the sellers agent to persue an answer. After trying to make contact with the girls in Florida, with no response. I did some skip tracing and found one of the board of directors in Texas and I called his home number and spoke with his lovely wife and asked for a return phone call. Much to my surprise he called me back on Monday. I told him of our problem and ask him what to do and he said "well, I don't really know, but let me investigate it for you and I will have someone get back to you," That was a welcomed answer. About 3 hours later I recieved a call and found out that the approval letter had expired and that Fannie Mae would not extend it so the home would be going to auction in about 15days. I told the lady that my buyer had the loan in place and that we could close before that if she would get approval from Fannie Mae. She said that she would reach out to FM and see if it could be done. Well it has been  7 days and no reply just a notice that "they" have ordered a rush BPO to be done on a short sale. Now what to do? Do I have my buyer pay for an appraisal of $395.00 that will take 5days to turn? And hope the auction gets post poned. Also after the appraisal and under writing sends to the title company, they need atleast a day to do the closing papers, the seller is out of town. Then when my buyer signs the Docs. it is a law that we have to wait 72hours before it can be recorded. I don't think there is enough time. I would apprieciate if the negotiator would correspond, but that is asking to much. No wonder the AHMS has so many complaints and cival actions against them!.
