Good morning Super Stars,

I need an escalation contact at Wells Fargo.  I listed a property for 220k.  Wells countered back with 235k.  The buyer increased his offer to 235k and the short sale was approved for the 235k and we received the approval letter.

The appraisal done by the buyers lender came in at 217k based on recently sold comps.  After two weeks of calling and getting nowhere, WF sent someone out to do a SECOND BPO on the property and in the midst of all of this, my seller has received a foreclosure notice.

I need to get through to someone with a little more authority.  I'd hate to see this go into foreclosure because of inefficiency and a BPO.  Thanks!

  • Question:  when a file is transferred from one Equator account to another Equator account - will the negotiator also change? It might be the only way to get rid of the negotiator that is holding up this FHA file…..

    I'd like to thank everyone who gave input on this post.  This deal closed yesterday.  I was able to escalate up to the executive offices and was assisted by a lady who was able to move things along pretty efficiently.

    Thanks to everyones input, we were able to avoid another foreclosure! Thanks again Superstars!

      I'm glad you got your property closed, I also had Naomi Logan when I escalated my short sale and she was great, I would not of closed my short sale if it wasn't for her:)

    Escalate to the executive offices @ 1-800-853-8516 they were very helpful in stopping my sale date and extending the short sale approval.

  • If you haven't already you need to fax to your closing officer:

    1. Price addendum
    2. Revised HUD
    3. Appraisal
    4. Buyer's mtg commitment showing the appraised value

    Always get them the complete pack of docs first then start following up.

    If it's FNNMA you can then use the short sale Homepath site to escalate. But you have to through WF first.

      I've sent all of that weeks ago and confirmed receipt, that's why I think I need to get a higher level contact on the phone if possible.  They also asked for Active comps, I sent those and those give a value of roughly 212k.  This is starting to not make any sense - and now with a foreclosure looming on the horizon, I've got to get to someone who can make a decision.  Thx.
