Hi,

I have a short sale, contract date 10/23/12. Morgan stanley is the lender, Fannie mae is the investor, and PHH and a secondary servicing company called AMO are involoved in the file. I can't seem to get any information on where my file is. Week after week go by and it's always one excuse or another. I'm in Arizona, house listed at 279,900, have a great qualified buyer. The file was transferred out to "Cartus" and then when Cartus noticed that we were applying for HAFA they stated that they didn't do HAFA. File gets sent back to PHH, now it's christmas time and everything is at a stand still until 1/18/13. The so called negotiator states that he will order a BPO. 30 days later stil no BPO. (a BPO was actually ordered when the file was at Cartus) I asked why we can't use that one.. negotiator first didnt know about it, then later states he has value. A BPO of 346K... Way out of the ballpark. I'm not sure I believe he actually had the original BPO. Buyers come up in price to 295K, very fair if not over priced. Finally negotiator states he will submit to investor-Fannie Mae. 3 weeks later still not submited. One excuse after another. States everytime he uploads the file he gets an error message... What kind of answer is that. To this day I can't get a straight answer from a manager at PHH, AMO. I'm about to loose my buyer. What can I do. I have escalated, left messages and some days call every hour on the hour and not response. I'm about to pull my hair out. HELP. This is my 3 short sale. I'm new. Any way to get a contact at Fannie mae to talk to??Thanks

Hi Debbie,

Wow what a wild ride!  I actually usually get great results when I escalate to Fannie (in writing along with my authorization to speak to Fannie on behalf of my client).  I write a nice letter and email to their Help Desk and usually get a response in about 48 hours.  The have a short sale assistance desk but I'v never used it as I think your MLS has to have an agreement on file for that and mine doesn't.  But the Help Desk has worked great!
