I have had 5 months of nothing but bad communication, duplicate uploads due to "out of date" financials, etc. but after reading the name "Tony Delgato" that Jason Ellis posted I decided to e-mail him in desperation as my negotiator had been lost in space with no forwarding address....within hours he got back to me and ask me to send him a submission form with loan #, property address, etc and the problem I was encountering (a purchase price reduction of $50,000).  I did this and yesterday he replied that he only worked with portfolio loans and not investor loans but he would pass it along to someone who worked with investor loans.  This AM I got a call from Paul Folintski who said he received my file from Tony Delgato and could see the problem and was taking it to the workstation manager to resolve.  True to his word he did so and she called me and said the purchase price was wrong and would send me a new HUD-1 with the numbers I wanted including the homeowner title insurance (which my negotiator said they would not pay) HOA's,  escrow fees and county tax pro-rate.  She said she would send it for my approval and we would get this file moving .  so KUDOS to Tony, Paul and Tracy!  When I thanked Tony for his help and instant communication, he said there are "MANY,MANY,MANY people at WF who will communicate" - it just takes one and I think we all vent as I have and when we find people like this we need to pass their names and numbers or e-mails along.

Wells is terrific.  I listed a property on 4/12 at FMV, got multiple offers and accepted an offer on 4/20.  Short Sale was Approved as HAFA on 5/31 and we closed on 6/28.  77 Days from Listed to Closed.  THANK YOU Wells Fargo !

Just as a follow up Tony has different route to get information and action so he can triage the need... The key here is "need" - if you have escalated the file and followed protocol and still no response, as Sue was experiencing, thats when you reach out to Tony.  If everyone starts blowing him up because their negotiator does return a call or email in 72 hours he will just change his contact info.  

Paul is a negotiator with his own work load so he may not be as helpful to everyone as his was with Sue.  Paul's intervention came from an order handed down from above.  

Anyway as Sue said credit where credit is due...  

Thanks, Jason, and yes, keep Tony in your back pocket as a last resort as I did.  He must read these posts as he ask me to say some kind words about WF but I would have anyway because of his great magic help.  And also Paul is in the same Fort Mill, SC as my negotiator and perhaps has a little more experience under his belt than my negotiator as Tracy's phone call came from my negotiator's phone number.  Opps.....but really, to say that a $50,000 price reduction was correct - even as a "lowly" short sale real estate broker, I knew different!
