Does anyone know if SPS Select Portfolio Servicing will get any work done prior to an offer?

 

Just put this Lakewood WA home on the market and was hoping to get things rolling prior to an offer.

 

Any input, feedback or success stories would be appreciated.

Aaron, this is the ONLY servicer I would say don't worry about getting stuff into them and started.  You can submit a full package to SPS and literally have approval in 3 weeks.  They (IMO) are the fastest servicer I've dealt with.  They do like offers VERY close to market value, but if you priced it right and the BPO is in alignment, then you should be all set.  They hire BPO agents, not appraisers.  They will look at any comps or appraisals you submit though.

 

Good luck.  I wish every servicer was as fast as SPS.

Depends on who gets the offer. But, I will tell you, I would definately submit your short sale package and tell them that you do not have an offer yet, but once received, then you will not have to wait for them to review everything. One of my short sale packages, the BPO was done within two weeks of me submitting offer and they checked with me every month for comps and gave me reductions. The other, they wouldn't touch it with a ten foot pole and would not give me a BPO before an offer. Could depend on who the investor is on it too. Or if it is a Fannie Mae or not. The first short sale listing was a Fannie Mae, the second short sale listing was not. But neither were qualified through the HAFA program.
