Does Indy require seller lates?

I have never worked with Indymac and have heard mixed reviews. My seller wants to sell their primary but as of now has no lates on their mortgage. Any feedback re: whether files with no lates have been approved? Thanks!

I think it's all going to depend on who the investor is on the back end of the loan.

I have not had this issue with Indy Mac, but I have encountered it with BOA. I've had files approved even if the seller is not delinquent, and I've had one declined last month because the seller was not delinquent.
