I strongly believe in having EVERYTHING you can think of when you list a short sale. When you can't get anything else done, you may need to contact your senator or congressman. Please note, use this as a last resort when you can't get anywhere with the servicer, investor, or insurer; your members of You want to talk to someone in "Constituent Services", which is a way of saying, little favors for people who might vote for me.
In order to contact them for help, you'll need a privacy release form from your sellers (it's probably better to have it in their name). For those without a privacy form write a letter stating:
"In accordance with the Privacy Act of 1974 (5 U.S.C. § 552a), I give Congressman ______________ authority to act on my behalf." Include as much information on the homeowner as possible, and make sure the sellers sign it.
