I have a listing that needs a new roof.  Primary market would be a VA loan buyer as we are next to an air force base.  To qualify for VA it would need a new roof and termite repairs.  Is this possible under HAFA?  Has anyone done a HAFA short sale that included lender required repairs for the buyer deducted from the net?

That is a question that needs to be addressed with your sellers lender.  The Rass has an other spot that is used to items not spelled out on the form.  You may have to find a non VA buyer as most lenders refuse to pay the expense of a new roof. 

Thanks responding Lori, I already know their answer as to what they will pay for - nothing!  LOL. 

 

I just wanted some insight as to whether anyone out there in superstar land has had been able to get major repairs done under a HAFA short sale.  Because there are  requirements about the sellers maintaining the property.  This isn't a maintenance issue - it is an improper install.  I know lenders are doing extra repairs for VA buyers -- there is no other way in many places -- just want to know if anyone has gotten those necessary repairs done with HAMP.
