Does anyone out there have an e-mail address or direct line/extension for someone in a higher position than the "negotiator" I'm currently dealing with?  Here's a brief description of what's going on:

  • Just one loan - approved at contract price - must close by 4/30/12
  • Recent appraisal does not meet FHA property condition standards - needs some interior/exterior paint scraped and repainted, toilets to be repaired and a mold inspection to be conducted (reasonably confident that there is NO MOLD)
  • Seller has no income/savings to address this AND has moved out of state

I have sent the appraisal to the "negotiator" who seemingly could not care less what comes of this and is evidently not looking out for his employer's bottom line.  In my opinion, the work would take but a few to complete and would probably cost less than $2,000.  Should Capital One not be willing to do anything about the property condition, they would easily be reducing their bottom line by a lot more than just $2,000 since this would now be somewhat of a stigmatized property open to ONLY cash buyers and people putting down 20% or more (who are, of course, all looking to pick up the "deal of a lifetime" at a steep discount).

If anyone out there has had prior experience with a situation like this or knows of a another channel I might be able to explore within Capital One, I would greatly appreciate the help!
