Will be taking a short sale listing next week for clients who have an FHA loan through BofA. Sure would appreciate any input & tips. Much appreciated!

I am sure that there are worse things in this world than dealing with FHA via BOA - I just don't know any..?

Nobody is in charge, there is no such thing as escalation.  For instance, the rep cannot even ask a negotiator for status until the negotiator has not responded to anything for 20 business days.  I don't know what their deal is - it makes no sense to me.

You'll have 2 "specialists" - both are usually very very slow, occasionally one of them is reasonable and does things in a normal manner - don't lose your cool when things have been going well and suddenly they stop as FHA switches horses or snails.

So, kick back - put your brain in slo-mo and have the horse tranq's near by.  Good luck.

If you run into issues with your negotiator, you can contact FHA and request a ticket.  They will then make inquiries about the file and see what the issue is.  You can also tweet the social media dept. at  BofA_help and they can assist you. 

Unfortunately, I have a terrible FHA negotiator at BofA.  But if everything goes well (knock on wood) we may close at the end of the month, no thanks to her.  My saving grace has been her supervisor.  I just go directly to him and he actually answers the phone and has been friendly and helpful.

I am the selling agent on an FHA short that is on it's 10th month!  I can not count the amount of negotiators that have been assigned to us!  The listing agent and staff are fantastic, but the file has been in some type of short sale dead zone.  We are the second buyer (it was an approved short sale when we entered contract).  It has been on the market over 500 days! I am out of ideas....the file has been recently moved to Jacksonville and is already on it's second negotiator there.  Luckily, the lack of inventory in my market has made it a bit easier to keep the buyer invested, but it is taking an emotional toll on them.  I had prepped them for a 6 month wait going in, but  at least 3 times, the neogtiator has told us an approvall would be coming over.....never to have anything materialize.....so the credibillty of B of A is an issue.  My buyer has conventional financing and has turned on the utilities in his name so that the assett does not look abandoned......Ideas anyone?  Lisa...what is the time line on requesting an FHA ticket and what kind of sucess have you had with it?

I called FHA at 877-622-8525 and they had me submit a LOA and the seller's FHA number (it can be found on their final HUD from their purchase).  They will then issue you a ticket #  for your file.

 

My contact Michelle has been great!  One day I called and it went to VM, and she called back 1 minute later and apologized for missing my call!  Would the bank ever do that? :) 

Lisa---thank you....I will pass this info on to the listing agent.  He is very experienced and may have already done this, but I am struggling on the buyer end.....so I will do whatever I can to help!

Lisa...just thought I would update you.  After I gave the listing agent your tip, we got an approval within 3 weeks..I am finally closing the deal next week after a year with my buyer and almost two years of market time for the list agent...thanks again!

Congrats-I love hearing that!  We have to find a work around when we hit a wall, and there usually is one.  That's what this site is for.

Yes!!  Is that your negotiator?  If so, I'm sorry.  You will have to contact her supervisor often.  He was extremely helpful and I couldn't have closed without him.

Julissa, I just read your previous postings and it sounds like you may have closed.  What is the status at this point?

Hi Lisa, I haven't been on here for a while. Yes, we finally did close but James Tynan wasn't that helpful for me but I had the Twitter team to thank for getting them both to take action when needed. So glad to be done with her. She was incredible!
