We were told by our realtor (in Florida ) "On this property they ordered actual formal appraisals and not a BPO. There have been 3 appraisals performed on the property, BoA does not divulge the value..."

1. do you want to sell this property?
2. what is the status of your paperwork, has it been submitted?
3. has a negotiator been assigned and what is his/her name and when was the last time you spoke to them.
4. has your offer been presented? what is the response?
5. is the property listed on equator where it can be tracked?
6. how often are you in contact with the lender?
7. has the seller found another place to move to? if so when will they be moving?
8. did the title do a preliminary hud? ask for a copy.
8a.the offer must be a certain percentage of the appraised value of the home, so yes they, BOA does tell.
9. No cash out with Short Sales, like closing costs, repairs or anything that the seller could be asked to pay.
10. FHA rules are a little different. the buyer will receive a credit, and the seller will receive a check.

Sounds like it is time to have a meeting with your agent about fiduciary responsibility and disclosure. The sucess of a short sale requires the cooperation of the seller. If you are not informed about everything regarding this transaction, then it is time to start asking the hard questions.

Thank you everyone for your responses. We have had an offer in on the home for over a year. The seller is also a realestate agent... Our agent is a friend of his too. We are not updated regularly. I found this website today in hopes of finding out more info. We do have in our contract no back up offers. He also wanted it to be silent that his house was a short sale. We have passed on a couple of other good properites and I think I am getting tired of waiting:) But love the house.

do you mean personal property?
Yes... Tv's mainly and we thought pushing the deal through.... A security system too that works most of the house. He wanted more for like statues & a fish aquarium but we said keep them. And offered the 35 which he took.

I think you need to talk with your broker, if you are not satisified with the answers you are getting and I would say since you came and asked (strangers) other realtors for information you might want to include your realtor's boss in your discussion. you don't have enough information, and no matter what anyone of us tell you we are not involved with your transaction nor are we representating you. So anything we say does not apply to your transaction for that very reason. Good Luck.

This is true. I was seeking other opinions. I have learned that SOME of the realators in our area are just ignorant... I do not know if this is the case here but we have worked with a few and later burned.... Now I go everywhere and explore every avenue when trying to learn this profession... When I need to learn. or what ever year it may be...
