Armi, that is a great idea! I have a file in which the owner filed chapter 7 and owes the HOA over $2200 to date. The HOA filed a lien and a trustee service is handling that. I called that company and they are referring me to the HOA management company.

Your idea is much better. Thank you.

I simply called the management company, sent my authorization and request to reduce the fines down to the actual past due fees, told them we couldn't close the short sale and get a new owner in there if they didn't. They didn't even argue. Had it the next day in writing. The original amt owed was $900, with additional $2500 in fines.
