I need some advice:

I am 1 month into waiting on a HAFA approval for some clients of mine.  Last week we had the appraisal, and I am waiting on the status to change in equator, or wait another week before I call, then I can move on.

Here is my dilemma:

The market I work in is very desirable, and I showed the property last week to a cash buyer who has stated that he wants it and will write an offer when ever we are ready to list it.  Too bad it's not my buyer....

Should I wait out HAFA approval or just list the property and the offer submit?    I know now you can do both at the same time, but the listing price will most likely be different if HAFA approved or not.  My clients are not in a huge hurry to sell, so we have time.  The final goal here is to get all the deficiency waived, so that is why my clients want to stick with HAFA, but I have not been reading very positive things about this program.  All their paperwork is in, and they meet all the requirements for the program.

So i guess the real questions is do I wait for Approval or just submit the offer?
