"Typically you can't. They can deny the seller for a short sale for not cooperating. Mr Cooper does this often. If they did a value and if the offer is in line with the value, then you might be able to bypass it."

URGENT: SLS forcing use of Auciton.com now?

Does anyone have a way to get out of SLS forcing us to use Auction.com when we already have a buyer and a contract in place? The Seller can't legally get out of the contract so I don't see how the lender can force the seller to sign an auction.com agreement. Auction agreement is here: https://www.sls.net/formsSee More

Did the Minimum NET change?

Lender told me they needed to NET 84.5% instead of the 85.05% that the internet shows. Does anyone have information that supports this? I don't want to have to get a new contract if they're wrong.

"I believe 40 months is actually the mark per my HUD contact. @neil, your variance will likely be denied. I've never seen any short sales within the last few years for FHA get approved over 40 months behind. I don't personally take FHA…"

Loan is TOO FAR DELINQUENT to qualify for a Preforeclosure Short Sale?

Seller filed BK and after multiple attempts to do a short sale, ditech is finally ready to do a short sale. But now FHA says "Borrower is not elligible for the preforeclosure sale program regardless of offer or what final net may be because loan is too far delinquent".  Granted, it's 2486 days past due.A variance was put in with FHA to let us do the short sale but it was denied because "a good reason for the delinquency" was not given on the variance request.Does anyone know what the guidelines…See More

I actually used some of the advice from Dwan Twyfords book, in a short sale that was dropped three times. I actually was told "I dug it out of the mud". I faxed faxed faxed, called and faxed faxed faxed. Finally sent some emails to a supervisor of another area, he said he would, make sure my paperwork got to where it needed to go. And several other times it appeared that it was going to be looked over. Persistence!!!! I knew that this ought not be....final? closed on it this past april. Point being, I was NOT going to accpet this. I knew better from everything that I had been taught. Persistence and did exactly what I was asked, but also asked what I knew was mine to have!!! Thanks for the great info here.......and thanks to JIM FEREBEE, the best teacher ever!
