ING is now owned by Capital One.  I would start by calling the Loan Mod / Loss Mit Dept. and ask for a permanent Modification.  They "say" they want to do mods rather than Short Sales or Foreclosures.  Good luck !

They gave me a one year modification (twice). This time I want longer since my taxes are indefault 10k. I guess I will start by calling them again. The last time was such a nightmare that I am almost inclined to go the short sale route.

Rob,

Did you call them and ask for a loan mod? That would be a good start. In my dealings with them, they are very by the book, make little concessions, so you will have to be proactive and start the loan mod process, or list as a short sale or maybe consult a Bankruptcy attorney. If you can short sell via the HAFA program, that could ad time to your stay in the home as well.

I just went into default on my ING home loan. If anyone knows what I can expect from them inregards to modifying my loan or things I can due to drag out the foreclosure process it would be appreciated.

The CEO is named Fairbank? Very funny. Sounds like a made up name. They are not a fair bank in my opinion.

I had ING pay back taxes and they didn't ask for a seller contribution. They did counter on the price. I agree that out of state title agencies can be difficult. More than once I had to explain that what documents they asked for we're not applicable in my state. I even had my title company send an Emil to clarify.

1) Will ING pay property taxes? In my transaction 2 payments are overdue
which amounts to $7500.
2) Anyone had an ING SS where they do NOT demand owner contribution?
3) Since they choose out-of-state escrow, I think I am going to have my escrow do an estimated HUD 1 and send it to them just so they can see how things are handled in my state. Anyone tried this to avoid confusion/save time?
