Just received a phone call from a client homeowner wants to do a short sale on her Hawaii property. US Bank is the (only) lien holder. She suggested bringing in a negotiator to process the file. Does anyone know a negotiator licensed in Hawaii to negotiate with US Bank on behalf of the homeowner?

Man this bank is killing me.... I have a seller that is trying to short sale her home and it's been on the market for a year and a half. We have had the same buyer for most of the time but when we started the price was what the market is calling for but now after a year the market went up they want way more money. The bank did 3 BPO and the last one came in at $70,000 but stated that they need $74000 to make what they want....OVER appraisal price. Buyer has now walked and no showings since it's been back on the market.... Ideas, please help!

Someone please HELP! I have sellers who are still living in the house and plan on getting a divorce but US bank states until they get the divorce than they can not do a short sale.

Toni and Robin Pickett. I take it that HUD has assigned a case number and that number should have assigned a contact person at HUD. So call the HUD Service center and talk with the contact person. I have had great success, especially with the OK service center.

Tony and Robin, We don't even do US Bank short sales anymore, they have eclipsed BofA as the WORST.  And they are the worst on purpose.  The only way we got the last one to close was to file a compliant with the CFPB.  That got them moving....finally.  Consumer Finance Protection Bureau:  855-411-2372

Who has a good contact at USBank for escalation?  I have an FHA short sale in a black hole.  I've worked through the 'Single Point of Contact' person who knows nothing, and he won't/can't give me the negotiator's info.  I've emailed negotiators I've worked with in the past and they won't respond.  I've spoken to the "Escalations Department" who typed my concern into her computer and said a letter would go out in 2 days advising how they will address the problem.  (Not helpful)  The offer wasn't quite the required net, but HUD approved a variance on 5/20, and USBank still hasn't issued the approval letter.  I've emailed HUD Housing counselor with no response.  Does anyone have a good contact person for escalations?

Hello I have done VA compromises with Wells Fargo but not US Bank, how do I get a VA compromise preapproved with US Bank? Or just wait until we have an executed contract? Preapproved way better to market the property... I'm grateful for any resources. Thank you so much!

Hey guys I have a deal that has been referred to Hazard Claims but my Mortgage Assistance Point has instructed I file a compliant @defaultcomplaintescalation due to the negotiator not adhering to federal guidelines of the investor.

Any Suggestions?

was given an email address [email protected] to file an escalation after months of lunacy dealing w/ a file on a 2nd.  Received a response within an hour as well.  Has anyone had any success through this group?

They are valid for 6 months.
