Have a Wells Fargo Short Sale- under contract since 2/2 We have escalated 2x's after BPO's, FHA approval received/ HUD documents signed and uploaded 5/28/2014. POF from cash buyer ready to close uploaded on 6/6. Followed up 6/9 was told we were assigned to another negotiator, have tried multiple times to make contact with negotiator and have not heard anything. When I call the main number all I get is that we are in review. Do they meet once a month? Is there someone that we can contact to try to push the final approval? Final HUD has also been submitted at this time.  Buyer is about to walk.. Need help......

Brook I just received approval this week from Wells on a file that I have been working on for over a year with purchase contracts since Sept 2013. It has been a roller coaster ride at best, with a long list of different contacts. It is very frustrating but every once in a while you get someone that brings that glimmer of hope. it may be in your best interest to get a different negotiator. I too called HUD and opened a ticket. That does get a fast response, however the negotiator at the time was no help. I would call customer service and request the negotiator's manager to call back or respond via email (it seems they have a great aversion to speaking on the phone). Anything to get a response. Were you the person that we used to work with before Wachovia was sold? If so, you were always very helpful. May I also send an email to you? I have a WF short sale - started in November. It is being processed outside of equator. The negotiator does not respond. Every month or so, they request an additional change to the HUD or updated POF....then the file sits for another month, then request another change or update, then it sits again. The last change was made & submitted in April, and still NOTHING ! I have closed many of these "outside of equator" loans, and they usually take about 60 days. If it is FHA, your best escalation is via HUD. WF has gotten worse in the last year, cares less than the pittance it used to. I've had to get HUD involved multiple times, which is absurd when you need to get "the boss" to crack the whip more than once. Stop screwing around begging WF to do their job. Send your authorization to [email protected], include your case number (get it from your ATP), put in the high points of why you need HUD involved and usually a HUD analyst will call you. You are really supposed to call them a day or two later, but this works faster. If you get a phone answering nimrod saying stupid things, call back and explain that you need more help and they will get you to a real analyst.

I JUST received short sale approval....this has been going since early November. A BIG THANK YOU !!! To Ted Blaisdell - [email protected] . For the "old time" short sale negotiators, he used to handle the Wachovia short sales. For any of you who don't remember those or never had one....they were AMAZING. Approval's took about 2-3 weeks. Ted is still with Wells Fargo. I have closed more than 130 short sales, and I do know how to fight...but this file was just getting bounced around with no end in sight. Each time 1 additional correction needed to be made, the file would sit for another 30-45 days, then would need updated POF then sit for 30-45 days. etc...... There was just no getting out of that darn loop. Ted was kind enough to step in and help + monitor the file. It took a couple more weeks, but after waiting for nearly 9 months, a couple more weeks was no problem. (This file was a portfolio loan processed OUTSIDE of Equator). I don't have too many good things to say about any of the banks, but I must say that I am THRILLED that Wells Fargo was smart enough to keep Ted after the merger. 

I have been trying to get a short sale closed for my buyers and Mr. Superstar Ted Blaisdell has done absolutely nothing to help. He has been copied on every email and not replied or stepped in to help out, so dont bother with contacting him.  We have 5 or 6 Wells Fargo people who seem to be lost and not able to help us.  Looks like we may lose the short sale today because of misinformation and incompetence.

oh he is...he replied once that he was on vacation and would help when he returned...never did
