HAFA transaction - Submitted offer to Wells on 2/5/14, rec'd approval today 2/19/2014.  Now waiting for approval from 2nd, BofA.  This one was "smooth as silk" so far...

I've been at this short sale for about 90 days now.  Finally just got a negotiator assigned.  It seems like this is taking a long time.  All documentation is in.  A processor 2 weeks ago said that they've fallen way behind on the files.  Which is funny because I don't think they were ever ahead.  Is there anything I can do to speed things up?  Or, am I just along for the ride still?  It is a probate, with no foreclosure date filed.  And it's being handled outside of Equator.  Thanks!

Fortunately we are in a non deficiency State, Az.  I hope I don't get this call from WF,  I will immediately contact my congressman!

Sharon, I don't think the employees at the banks think at all.  They are mostly undereducated, and underemployed themselves, at least the ones that we have contact with. Sarina was told by her boss to make these calls.  The major concern is someone up the ladder at Wells Fargo who thinks it is appropriate to try to engage us, licensed real estate agents, with a fudiciary to our client, to become the handmaiden of the servicer.  And unfortunately, they do have some in our industry trained to do just that when they are put in compromising situations, like paying the banks for leads, and then not aggressively pursuing a deficiency waiver for the seller.  We see that alot in Nevada--we are a deficiency state, where getting the short sale approved to close is not the same as obtaining a deficiency waiver.  You want both.  Don't know about your state, but here in Nevada, due to the significantly lower sales prices, and fewer recorded transactions, most agents are individually making about 50% less than they did 15 years ago, and doing twice the work.  I go back to my statement about the underpaid, and the underemployed. It's an easy  transition for bank management to think that we now work for them, and I do hear some agents get confused themselves and say things like, "I have a relationship with Bank of ......and I do their short sale work."  Their fudiciary is legally to the seller, but sometimes that becomes obscured.

What was your response to Sarina?  I guess the bank thinks these people really have the money to pay and are just sitting on the money!

I received an evening phone call on my cell phone tonight from "Sarina" at Wells Fargo, telling me to "get a mortgage payment out of my seller,"  who is already in the FHA pre-approved short sale program with Well Fargo, and on the Equator system.  It took me several minutes of game playing by Sarina before she would tell me she was will Wells Fargo.  She knew I was the agent, said she had access to my authorization form, knew our file was already on Equator, kept referring to my seller by her first name, and repeatedly told me Wells Fargo wanted me, as the agent, to convince my seller to make her back morgage payments!  My seller lost her income, already submitted all her financials to Wells Fargo justifying her hardship, and meets the criteria for a streamlined FHA short sale!  In seven years of steadily handling short sales, I have never before been approached by the seller's servicer asking me to be "the collector" for them!

Deborah: have you already opened up a case with HUD? If not do it immediately. WF messed around with my file for months, including the SS supervisor. Kept making up stories, and if it wasn't HUD's intervention, I never would have closed on my SS.

Hi Deborah,Try this # 1-800-853-8516 this is the # of the Office of the President Executive offices for Wells Fargo they are there to help you let them know what's going on and that you have a sale date they will direct to their short sale specialist and I think they will call you back within 24-48 hrs.
